You pay actual cost on materials, labour and permits, plus a stated management fee — usually a percentage of project cost. You see every invoice. You see every margin. Best for projects where the scope evolves and you want full visibility.
We agree a single number before work begins, against a clearly defined scope. The number does not move unless you change the scope in writing. Best when the design is locked and you want budget certainty.
We are licensed and certified on both sides. Permits, building code, sales tax, contractor regulation — different in Ontario and Québec, handled by us, in your preferred language. We carry the paperwork.
No. Decks, sheds, garages and small renovations are welcome. Same standards as a custom home. The only thing that scales is the size of the crew on site.
Decks and small renovations: 1–3 weeks. Major renovations: 6–12 weeks. Custom homes: 6–12 months. Commercial builds: 3–12 months. We commit to a written timeline at the quote stage.
Most clients do not. We offer Design Assist — we bring in the right designer or architect early, alongside our build team, so the drawings reflect what is actually buildable on your site and budget.
Yes. One year on workmanship and materials as standard. Up to 10 years on certain structural elements. Manufacturer warranties on installed products pass through to you.
